Mid Devon District Council intends to dismantle 22 of its social housing properties as part of its redevelopment initiatives. These social residences are situated across three distinct areas: Tiverton’s Lowman vicinity, Bampton, and Cheriton Fitzpaine. During a scrutiny committee meeting held on Monday, it was disclosed that these homes are slated to be razed in the upcoming weeks and subsequently replaced with new dwellings. Simon Newcombe, the Head of housing and health, confirmed that Homes England is contributing financially to the cost of replacing the properties being demolished. The Local Democracy Reporting Service reported that the council has not disclosed the precise street locations to prevent the properties from becoming targets for squatters. Mr. Newcombe stated that demolishing properties, particularly those on larger plots, can frequently be advantageous as it can facilitate the reconstruction of a greater number of homes in their place. “Also, at the moment, Homes England is contributing to the cost of replacing those that we are demolishing and adding in their place,” he said. “So if we knock one down and put four there, we get funding for those four, and that was very much not the case until recently.” “But the government has changed and Homes England has recognised that redeveloping and regenerating social housing provides a benefit.” Mr. Newcombe also noted that, beyond the 22 properties designated for demolition, an additional six units were currently vacant. The council also manages 50 other unoccupied properties where renovation work, such as asbestos removal, is currently underway. Mr. Newcombe explained that some properties might remain vacant for longer durations than anticipated, citing reasons such as residents being placed into care or delays during the probate process following a tenant’s death.
