The land previously occupied by what was once the globe’s largest brick-making facility has been acquired. This site, known as the former Stewartby and Kempston Hardwick brickworks in Bedfordshire, holds outline planning permission for the construction of 1,000 residences, a school, and various community amenities. Property developer Harworth has purchased the 130-acre (approximately 50-hectare) parcel of land, situated roughly six miles (about 10km) from Bedford town centre, from Heidelberg Materials, formerly known as Hanson UK. Nick Madden, representing property agent Knight Frank, stated, “The sale of the Stewartby site is a significant milestone in the regeneration of this historic industrial area.” He further added, “With its excellent transport links, including proximity to the A421 and the Marston Vale Railway line – which is set to benefit from the East-West Rail project – this development will create a thriving new community.” He also noted, “The mix of housing, employment land and community facilities will breathe new life into Stewartby while preserving elements of its important industrial heritage.” Knight Frank indicated that the planned development is set to feature a primary school, a pre-school, a heritage centre, and “various community facilities.” The agent also mentioned that approximately one-quarter of the land would be allocated for public open space, amenity, and habitat zones. According to the agent, the site possesses a gross development value estimated at £400m.
