A second planning application has been lodged for a significant town centre regeneration initiative in Shropshire. This initiative, known as the Smithfield Riverside project, seeks to revitalize the district situated between the River Severn, the Darwin Shopping Centre, and Roushill within Shrewsbury. The outline submission aims to obtain planning consent for the development of three distinct sites located between Smithfield Road, Raven Meadows, and an upcoming park on Roushill. Shropshire Council indicated that its proposed plans encompass a combination of residential, office, and hotel facilities. The authority further stated that the maximum height for buildings on these plots has been lowered by one storey compared to earlier iterations of the plans, a measure intended to ensure the development complements the distinctive character of Shrewsbury’s skyline. The application was influenced by public consultation, which saw participation from over 3,000 individuals. “With the delivery of the exciting new public park along Roushill now in full flow, it’s great to see the next part of the long-term vision coming forwards,” stated Ian Nellins, deputy leader of Shropshire Council. He added, “The council and our project team would like to thank everyone who viewed the outline plans for phase two and shared their feedback with us. This is a project for the whole of Shropshire and the comments we received have tangibly influenced the latest planning application.” The initial phase of the project, which involves a new public park adjacent to Roushill, received approval earlier this year. Demolition work on the former Riverside shopping centre commenced in August to prepare the site for this park.
