LNT Care Development has submitted an application to construct a new 66-bed care facility, specializing in dementia care, on the site currently occupied by the Salt Box cafe at the intersection of Derby Road and Station Road in Hatton, Derbyshire. However, a local GP surgery has voiced opposition to these plans, citing “no space for extra patients.” The proposed development has drawn criticism from both nearby residents and the Dove River Practice, located in Tutbury. The practice stated that it currently provides care for patients residing in five other care homes. The final determination regarding this application is scheduled to be made by councillors on South Derbyshire District Council’s planning committee on November 12. The submitted plans also detail the inclusion of a car park and landscaped gardens, along with additional tree planting. According to the applicant, the completed development is projected to generate more than 40 full-time care positions. Nevertheless, in a formal statement presented to council planners, the practice manager highlighted that the “high proportion” of care homes in the vicinity was exerting a “significant impact” on their operations, attributed to “local and national GP shortages.” The statement further clarified that due to the lack of capacity for any additional patients, any Section 106 funding provided by the developer would not offer a solution, and that “recruitment and retention of carers” remained a challenge. Hatton Parish Council did not lodge an objection to the proposal itself but expressed reservations concerning parking and access arrangements surrounding the application site. The council received five objections from local residents, who articulated worries regarding drainage, traffic congestion, and the potential for the development to overlook adjacent properties. Despite these concerns, council planners are recommending that councillors grant approval for the development, subject to specific conditions.
