An office building is slated for potential conversion into more than 100 residential units, following the announcement of a relocation by one of the city’s major employers. The eight-storey structure on Godwin Street in Bradford currently serves as the headquarters for Vanquis Banking Group, which plans to move to a neighboring building. A spokesperson for Vanquis confirmed the company’s ongoing “fully committed” presence in Bradford. They stated: “As part of our property strategy to enhance the working environment for our colleagues, we are relocating from No. 1 Godwin Street to No. 5 Godwin Street.” The spokesperson further added: “We are also proud to be a major partner of Bradford 2025 City of Culture, supporting the city’s vibrant cultural and economic growth in the year ahead.” According to the Local Democracy Reporting Service, 1 Godwin Street is recognized as one of the city’s most prominent buildings. This £45 million development, situated opposite City Park, was completed in 2010 as part of a city centre regeneration project. Until recently, 5 Godwin Street housed the offices of PriceWaterhouseCooper (PwC) before the firm relocated to the nearby One City Park, leaving the premises vacant. An application submitted to Bradford Council indicates that ARC PFBFDUK001, LLC, a US-based firm, intends to convert the building into residential units without seeking traditional planning permission. The Delaware-based company plans to utilize the “permitted development” system, which allows developers to transform office space into flats without requiring full planning consent. Such proposals can only be blocked if local authorities determine they would lead to significant issues related to highways, safety, or environmental health. The plans involve converting the building’s upper levels into one, two, and three-bedroom residences, while the ground floor would be divided to accommodate two commercial spaces. The application document for 1 Godwin Street stated: “The site is extremely well located with the town centre, and is adjacent to some key regeneration developments for the recent past.” It also noted: “The proposal will result in new homes, assisting Bradford Council in meeting their identified need for housing on a sustainably and accessibly located site.” Every floor is designated to include several rooms categorized as “amenity space,” which can be developed into lounges, private dining areas, workspaces, or a gym. Bradford Council is expected to make a decision on the progression of this scheme before the close of next month.
