Developer Avant Homes has submitted a proposal for the construction of 397 new homes in Pleasley, a Nottinghamshire village. The plan targets a 220-acre site located in Pleasley, which lies between Mansfield and Chesterfield in Derbyshire. This scheme represents the initial phase of a larger 850-home development, which is also intended to feature a new care home and additional local amenities, including shops. Avant Homes aims to commence work on the site in January 2026, provided that planning permission is granted by Mansfield District Council. The developer projects that the first residents could move into their homes by September 2026. Mansfield District Council had previously granted outline planning permission for the broader development in principle in 2023. Nevertheless, the council’s approval of more detailed plans is required before any construction can commence on the site. Avant Homes indicated that the development at Pleasley Hill Farm would be designated Stanton Place and would feature a combination of two, three, and four-bedroom homes. Avant Homes stated that 40 of the 397 homes within the development’s first phase would be designated as “affordable housing”. A council spokesperson provided the following statement: “This application is for the approval of Reserved Matters, including the layout, scale, appearance of the 397 houses and any landscaping associated with this phase of the Pleasley Hill Farm development. The council, as local planning authority, has a statutory obligation to determine major planning applications within 13-weeks, unless a mutual extension of time is agreed between the relevant parties, which is not uncommon.” Matt Barker, director in charge at Avant Homes Central, conveyed the firm’s satisfaction with the submission of the plan and expressed that they “look forward” to the authority’s consideration of it.
