Developers have presented their initial proposals for a substantial new development featuring hundreds of residences, a school, a care home, and a health centre, to be located on the outskirts of a town. Should the joint initiative by Redrow and Persimmon proceed, over 850 properties would be constructed on land situated off Canvey Way in Benfleet, Essex. The companies have communicated to Castle Point Borough Council that 40 per cent of the planned homes would be affordable. Their proposal also includes the creation of a new roundabout connecting to the A130, along with dedicated pathways for pedestrians and cyclists. The East of England Ambulance Service (EEAS) has voiced concerns, indicating that the estimated influx of 1,955 additional residents would place it under “significant pressure.” The land in question, known as Jotmans Farm on the periphery of Benfleet, has been the subject of numerous development proposals in recent years. These latest details coincide with the developers’ submission of a Scoping Opinion, which is a preliminary step before a full planning application and assesses the potential environmental impact of the project. In a joint statement, the companies affirmed: “Persimmon Homes and Redrow are continuing to develop their proposals for land west of Benfleet.” They further stated that “Their draft plans have been the subject of previous public consultation and would seek to provide much needed new private and affordable housing to the area alongside new community facilities.” As part of the consultation process, the EEAS was engaged and indicated it would request a payment of £289,000 from the developers to assist in managing the anticipated increase in demand for its services. Redrow and Persimmon also mentioned their intention to curb “rat-running” traffic by installing a bus gate on Jotmans Lane, thereby restricting through traffic to residents, emergency services, buses, and taxis. A consultation website specified that the care home is expected to accommodate approximately 60 residents, but it did not provide information regarding the size of the proposed school.
