A homeowner has successfully appealed a decision, allowing the conversion of a former village Post Office and its associated shop into an extension of their existing residence. Huntingdonshire District Council had previously denied permission for this conversion of the old Post Office in Warboys, Cambridgeshire, citing worries regarding the permanent removal of a local service or community amenity. Nevertheless, a planning inspector ruled in favor of the homeowners, authorizing the proposed conversion. Prior to this, the former Post Office building had functioned as a hardware shop, which ceased operations in 2022. According to the Local Democracy Reporting Service, the council stated that there was insufficient evidence demonstrating the building had been “robustly marketed” to ascertain interest from a new business. Conversely, the applicant contended that such marketing was unnecessary, asserting there was “no realistic prospect” of the premises being utilized for a commercial enterprise in the future. The application detailed that the house and the former single-storey Post Office were originally constructed as a combined postmaster’s residence and Post Office. It further indicated that the shop area depended on the adjacent house for vital services such as water, washroom facilities, electricity, and storage. The submitted application documents highlighted that “substantial investment” would be required to render the former Post Office and shop independent of the adjacent home, a factor that diminished the “attractiveness and commercial viability of the unit.” The planning inspector noted evidence indicating that a local agent had advised that the appeal for the former Post Office and shop would “likely be very limited.” Although the inspector stated they were not convinced the property had been adequately marketed, they observed that the absence of objections from village residents implied a lack of “tangible support” for retaining the shop premises.
