The proposals for a substantial housing development have advanced further in their progression. Crest Nicholson Operations Ltd and Summix Ltd have submitted the reserved matters application for the second stage of the extensive Rawlings Green site, located on the outskirts of Chippenham, Wiltshire, to the local council. These plans detail the design for the arrangement and aesthetic of 454 residences, a care facility, five commercial structures, and a country park covering approximately 10-hectares. Wiltshire Council had previously approved outline permission for a maximum of 650 homes in 2021, notwithstanding over 150 letters of opposition, which included submissions from Chippenham Town Council, Bremhill Parish Council, and Langley Burrell Parish Council. Within the application, the developers stated that the proposals aim to “retain and enhance” current elements such as trees and footpaths, concurrently introducing woodland and amenity areas. They further elaborated, “Ultimately the proposal enhances and extends the existing landscape framework, and to assimilate proposed built elements into the surrounding landscape context.” The floor plans provided for the care home indicate it will accommodate a total of 66 bed spaces. Crest Nicholson Operations Ltd and Summix Ltd are currently awaiting the council’s approval for the design of phase two. The complete site encompasses approximately 31.6-hectares, featuring terrain that descends towards the river. Entry will be established from Parsonage Way, facilitated by a new railway bridge, according to the Local Democracy Reporting Service. Furthermore, the development will be constructed without gas boilers, thereby adhering to the Government’s Future Homes Standard. Wiltshire Council is anticipated to render a decision regarding the phase two plans by 20 January 2025.
