Initial proposals have been disclosed for the construction of a residential development comprising 1,000 homes on land designated as green belt. Developer City and Country is advancing these proposals for a site situated to the south of Stansted Mountfitchet, Essex, and to the north of Birchanger village. The firm seeks to have this development incorporated into Uttlesford District Council’s local plan, a document that specifies locations for the construction of 14,000 residences. Local residents have been invited to provide their feedback on the proposed scheme as part of a consultation period. According to blueprints released by the developer, 525 of the 1,050 planned homes would be designated as affordable housing. The proposed development would feature a combination of one, two, and three-bedroom residences, alongside retail outlets, pedestrian pathways, and a facility referred to as a “nature centre”. Information on the consultation website indicated that the new homes are intended to alleviate a “housing crisis” in the region, with plans slated for submission to the council in 2025. The website stated: “We believe new development can extend and foster communities and provide beautiful and sustainable landscapes and homes for people to live.” In response to the public disclosure of these plans, Stansted Mountfitchet Parish Council announced its intention to establish its stance at a meeting scheduled for 11 December. The council indicated that the effect of any construction on the locality’s green belt would be a crucial consideration. Government guidelines permit developers and councils to construct on green belt land under “very special circumstances,” for instance, in situations where there is a scarcity of affordable housing locally.
