A proposal to transform vacant retail units in Sunderland into student housing has received official approval. These two properties, situated on Olive Street within the Park Lane district, were formerly occupied by a children’s clothing store and a bedding retailer and have remained unoccupied for an extended period. Local authority planners have endorsed the initiative, which will create 46 studio apartments. Original Investments Ltd, the developers behind the project, stated that it is expected to “contribute towards meeting [an] identified shortfall of student accommodation”. The company’s statement further indicated that the development aims to “reduce reliance on the HMO (house in multiple occupation) sector”. According to the Local Democracy Reporting Service, the proposals underwent revisions after initial concerns were raised regarding a two-storey extension planned for the existing flat roof of the previous bedding store. Council planning officials noted that the applicant successfully demonstrated “a need for the additional student accommodation” and confirmed that the plans are projected to “not lead to a material impact upon privacy for the occupiers of nearby buildings”.
